    Located off Grand Ave in West Des Moines, Raccoon River Park provides visitors with an array of adventures. Enjoy a 3.25-mile stroll around the lake, taking in the leaves as they fall all around you. Blue Heron Lake is a 232-acre lake at the heart of the park. Take a dip in the lake or visit the boat house to rent kayaks, canoes, paddle boards, or paddleboats. The park also offers baseball, kickball, archery, a playground, and a small ice arena in the winter months. Whatever outdoor adventure you choose, Raccoon River won't disappoint.

    Conveniently tucked away in a great neighborhood near Jordan Creek Town Center is Wild Rose Park. There is always some occasion to visit the park whether it is meeting up with friends to play on the playground or a kid's sports practice, it's a great place to play!

    Wild Rose Park is connected to the multi-use trail system which is connected through West Des Moines. It has plenty of field space for sports, multiple playgrounds, a basketball court, a picnic shelter, and very importantly, a restroom building. The trail around the park is a great little loop, just under half a mile, and easy enough for little legs or multiple loops to rack up the miles.

    Thinking about building? Where should you begin? First, what is your budget? Some lenders specialize in new construction. I recommend contacting a Realtor to assist during the process. The Realtor works closely with lenders and can give you a few recommendations. Once you have established your buying power, it's time to consider the following: location, style, builder, your needs, and wants. For example: if you are leaning towards a rural location will it need septic? Or does it have access to city sewer? If it needs a septic system, you'll want to perform a Perc test. What are the zoning restrictions? If it is located in a development, it most likely has a Homeowners Association.

    The HOA is established by the Developer, which puts in place rules and regulations. These rules and regulations are implemented for the homes and property to ensure continuity in the development. Your realtor can provide a copy of the covenants. The covenants will specify the minimum square footage for the home built in the development.

    At this point your realtor has introduced you to different builder's. He or she may have taken you to several homes to help decide on your builder. Some builders have already pre-purchased lots. This gives you access to specific lots, but this does not require you to only build on those designated lots. Your Realtor can assist in finding a lot that you can bring your own builder. It's time to make an offer once you have picked your builder and lot. Your Realtor will ensure due diligence is performed throughout the home building process.
